Climate conditions in the Pacific Northwest are notorious for providing a nourishing environment for mold growth. Although mold and moisture are supposed to be kept outside, the buildings we live in and work in are always going to be susceptible to intrusion. Kelsay Environmental provides thorough building assessments and remediation plans to solve moisture, mold, and indoor air quality issues. We have provided services to schools, hospitals, various offices and commercial environments, and industrial properties — and in all phases of their lives, from initial construction to later years of sitting fallow, waiting to be freshened up.

Mold spores are present in all environments, inside and out. Since they are small, they can be carried by very small air currents and winds. In order for spores to develop into a growing mold form, it needs a nurturing environment which consists of high moisture content, food (could be building materials), and suitable temperatures.

Most buildings already provide food and suitable temperatures for mold growth. Some sources of high moisture levels might include plumbing leaks, leaky roofs, flooding, or general maintenance issues. Wood framing may also become saturated during construction or renovation events. There is high risk of mold developing if building materials are wet for over forty-eight hours. It’s important to have the building assessed for moisture and potential mold issues if this time frame is lapsed without adequate remediation.

Kelsay Environmental will complete a thorough assessment of the building to determine the source of moisture and the location of moisture and/or mold growth. We use professional analytic tools such as infrared cameras to make accurate determinations. Upon finding long-standing moisture which would signal the presence of mold, we collect various types of air and surface samples to help determine the best method for proper remediation. While we do not provide remediation services, we do provide referrals to trusted remediation companies as well as oversight for remediation processes to ensure that proper safety and health procedures are being utilized.

Kelsay Environmental will also provide post-remediation inspections to determine whether or not the problem is gone and if the space can be re-occupied. This is often done by using additional air sampling procedures.
